Our Services

As your BODY CORPORATE MANAGER our role is to provide administrative services to ensure your scheme operates in accordance with the Body Corporate and Community Management Act 1997 and other associated legislation.

Our primary interest is to ensure that the scheme is efficiently managed on behalf of all owners.

A BODY CORPORATE MANAGER is not a Property Manager and does not supply property management and letting services. Our duties and responsibilities can be broadly defined as:

  • Secretarial Services
  • Financial Services
  • Administrative Services
  • Repairs and Maintenance Services
  • Compliance Services

Secretarial Services

  • Calling for nominations for committee positions
  • Calling for motions for inclusion on the agenda
  • Preparation and distribution of meeting notices and agendas
  • Arranging the annual general meeting
  • Arranging committee meetings as required
  • Attendance at meetings
  • Preparation and distribution of minutes of meetings

Financial Services

  • Maintaining and operating bank accounts
  • Maintaining accounts and records
  • Preparation of annual financial statements
  • Lodgement of income tax returns and BAS requirements, if required
  • Budget preparation in conjunction with the Committee
  • Payment of accounts
  • Managing electronic banking
  • Issuing levy contribution notices
  • Managing levy collection

Administrative Services

  • Maintenance of the Body Corporate Roll
  • Attending to correspondence
  • Implementing decisions of the Body Corporate and Committee as directed
  • Arranging insurance cover and processing claims
  • Maintaining registers (Prescribed arrangements, Assets, Authorisations affecting common property, Restricted issues)
  • Retaining common seal and affix as required
  • Making available the records for inspection

Repairs and Maintenance Services

Who is Responsible for Repairs and Maintenance?
Repairs and maintenance of the building and common property is the responsibility of the elected Committee of the Body Corporate and not the Body Corporate Manager. Noosa District Body Corporate Management understands that not all Bodies Corporate have a Committee that is able to take on this responsibility on a day to day basis and so we are able to fill this gap, as required.

We provide this as an additional service and charge on a time spent basis. We have developed a database of qualified, experienced tradespeople who are available to assist with your Body Corporate repairs, maintenance and compliance requirements.

Even in these situations it is the Committee, not the Body Corporate Manager, who retains this responsibility. It’s important to note that the BODY CORPORATE MANAGER can only act when provided with specific instructions from the Body Corporate Committee.
